It’s time to start reflecting, researching and exploring! Start asking yourself (and any other decisions makers) what kind of lifestyle you want. What features do you like and dislike in a home and location? How will you use your space? Do you want acreage? Do you want to live in an amenity-rich subdivision? Is being in a certain school district important to you?
Once you’ve scheduled a consultation, Lauren will send you a Buyer questionnaire to complete prior to your meeting. This questionnaire will drill down on your needs and wants. It will enable Lauren to begin creating a personalized plan for you and to ensure a smooth process, all with the intention of giving you the best possible experience.
Owning a home is a major financial investment; don’t dive in lightly. Do a full household budget. Take into consideration changes in expenses that may come along with your new home, such as taxes, HOA fees and maintenance. Lauren can also help you understand transactional expenses during the Buyer’s consultation.

Paying cash? You’ll need proof of funds. Taking out a loan? You’ll need a pre-approval. Lauren recommends requesting a fully vetted pre-approval (with review of income and assets). If you don’t already have a lender, Lauren is happy to send you contacts. You will need either proof of funds/a pre-approval before showings and in order to submit an offer.
This should be the most enjoyable step of the entire process (other than moving in!). Lauren will arrange showings of homes you’re interested in and/or that she feels warrants your consideration.
Once you’ve found THE ONE, Lauren will work with you to develop a strategy and craft your offer. You may counter back and forth with the Seller during negotiations.
Your offer will likely have many contingencies that Lauren will help you work through. Each contingency represents another potential point for negotiation. Lauren will guide you through inspections, appraisal, title work, surveys and more to ensure you make it to the closing table and that you close on time.
After signing the final paperwork to complete the purchase, you will be the homeowner! Once a client, always a client. Lauren will stay in touch long after the sale and will continue to be a resource for your real estate needs.
